Custom home builders and remodelers use us to help them develop and finalize home and remodel designs, create HOA exhibits, and sell projects by utilizing our 3D video walk-throughs to give customers a true sense of their future build. Our average home's floor plan features an open concept with a footprint of 2000-3500 square feet. We also work with folks who don't yet have a builder, helping them create plans to send to builders for cost estimation purposes.

Hiring a professional designer with construction knowledge and a keen eye for detail is a viable option if the architectural designer provides quality work at a lower price than an architect or architectural firm. Our house or remodel plans are of comparable quality to those you would receive at a significantly higher cost. Plus, we include 3D visualizations with our deliverables. Depending on the project type, we charge $1.25 per square foot for the area under the roof for 1-story buildings.  We charge $1.50 per square foot for the air-conditioned floor space and $0.75 per square foot for the unconditioned regions of the plan for two-story buildings. Otherwise, our hourly rate for subsequent revisions is $70 per hour.  We also use the hourly rate for smaller projects.

We recently completed a project for a barndominium and its associated entry road. The site was covered with trees and varied terrain. Typically, an architect would request an elevation survey for the project site from a land surveyor, which would cost a few thousand dollars and require time and effort to complete. 

However, we possess technical mapping skills that many architects and surveyors lack. We use LiDAR (laser elevation point data) to create very accurate topographic contours for your project site.  

We downloaded this data for free, imported it into our software, and overlayed the survey and aerial photo on our plot plan. Then we sited the house and road centerline; please see the Barndo project video.   We are experts in utilizing free and high-resolution elevation data for every project we undertake. This saves the customer time and money and increases project accuracy. We also completed the civil design for the road, which is now ready for a surveyor to stake out.

The plans that we have produced for builders and homeowners alike have been successfully used to build homes, remodels, pools, and backyard designs.  As former builders, we have worked in construction and understand the trades.  We apply our construction knowledge to all of our designs.  Our designs focus on common-sense building techniques and classic styles that are proven to work. 

We have produced 3D renderings and walk-through videos for architects to help them get their projects through the concept phase with their customers. We also love designing pools and outdoor spaces for pool builders; we can create these plans remotely using our various data sources.
